A mortgage thatmakes sense.

An independent brokerage in downtown Barrie. We compare lenders for you and explain every number in plain language.

Why a broker, not the bank?

A bank can only offer you its own mortgages. A broker works for you, takes your file to the lenders that suit it, and tells you plainly which offer is best.

Downtown on Bradford Street.
  1. 01

We look at the whole deal, not just the rate.

Income, down payment, credit, the property and your plans for it. A low rate with the wrong terms can cost you more.

  2. 02

    Usually faster.

We can submit your application before the banks even open, so our turnaround is generally much quicker.

  3. 03

    Room for the unusual.

Self-employed, a past credit problem, a rental or a complicated purchase. Brokers have more resources and flexibility to close mortgages most banks can't.

  4. 04

    Rates that hold up.

Brokers place a high volume of mortgages, which gives us access to rates that tend to beat what a single bank offers.

  5. 05

    No corporate influence.

We work with multiple lenders, so the mortgage we arrange is the one that makes the most sense for you, not the one a bank needs to sell.

Wherever you are with your home.

Buying your first place, moving up, renewing or putting your equity to work: the job is the same. Find the mortgage that fits your life, then make the paperwork easy.

Get pre-approved before you start looking, so you know your budget and can move when the right house comes up.

Mortgages for buying a home

Good to know

  • Minimum down payment is 5% on the first $500,000.
  • Budget for land transfer tax and legal fees at closing.

First-time buyers can save tax-free for a down payment, borrow from their RRSP, and get land transfer tax back.

First-time home buyer programs

Good to know

  • An FHSA holds up to $40,000, tax-free.
  • Up to $4,000 of Ontario land transfer tax comes back.

Don't sign your renewal before you've seen your options. It's the one time you can move your mortgage without a penalty.

Mortgage renewal

Good to know

  • Banks must send your renewal offer at least 21 days ahead.
  • A straight switch no longer means a new stress test.

Lower your payments, fund a renovation, or roll higher-interest debt into one payment.

Refinancing your mortgage

Good to know

  • You can usually borrow up to 80% of your home's value.
  • We work out the penalty before you commit.

What would my payments be?

Try a price and a down payment. The math follows Canadian rules: interest compounds twice a year, and CMHC insurance applies below 20% down. How the calculator works.

Estimates only, not an offer of credit. Your actual rate, insurance and payment depend on the lender and your approval. Insurance premiums are CMHC's published rates; 30-year insured mortgages are for first-time buyers and new builds.

Meet the team

  • Steph and Lauren made the approval and home buying process easy and stress-free. They explained everything clearly, guided us throughout, and helped us secure a great mortgage rate. Highly recommended.

  • I was looking for some creativity this time and Tracie took the time to show me how I could use my equity to my advantage with the flexibility that I want, without drowning me in penalties... and all at a better rate than I've ever had!

  • My experience with Mortgage Sense was extremely positive. The service was excellent and the mortgage rate was great. Tracie and Mortgage Sense were diligent and went out of their way for me.

Giving back in Barrie.

Community, knowledge and trust are the three things we stand for. Here's what the first one looks like in practice.

Our work in the community

Every fall we present the Christmas Cheer Charity Golf Tournament, raising money for Barrie & District Christmas Cheer and the local families it helps at Christmas.

In 2024, Steph received a Community Volunteer Award from John Brassard, MP for Barrie-Innisfil, for his volunteering with Christmas Cheer and the Busby Centre.

Each fall our office is a drop-off point for the Fill A Purse For A Sister campaign.

Two ways to get started.

Either way, you'll deal with a licensed agent here in Barrie, not a call centre.
